Move-Out Cleaning Checklist: Get Your Full Deposit Back

Moving is exhausting enough without a surprise cleaning bill at the end of it. Whether you're a renter protecting your money or a landlord preparing a unit for the next tenant, a proper move-out clean is one of the highest-return chores you'll ever do. Here's the room-by-room checklist the pros use — plus one thing Ontario renters specifically need to know.

Ontario Renters: Read This First

In Ontario, landlords cannot legally collect a security deposit, damage deposit, cleaning deposit, or pet deposit. Under the Residential Tenancies Act, the only deposit a landlord may collect is last month's rent (plus a small refundable key deposit). That deposit can only be applied to your final month's rent — never to cleaning or repairs.

So why does move-out cleaning still matter? Three reasons: your landlord can file a claim with the Landlord and Tenant Board for damage beyond normal wear and tear; many leases still require the unit returned in clean condition; and a spotless move-out earns you a glowing landlord reference.

Before You Start

  • Read your lease. Look for the words "normal wear and tear" and check whether your lease requires professional carpet cleaning (some require a receipt).
  • Empty the unit first. Schedule the clean for after the movers leave.
  • Work top to bottom. Dust and drips fall downward — start with ceilings, fixtures, and high surfaces, and do floors last.

Kitchen (Plan the Most Time Here)

  • Empty all cabinets and drawers; wipe inside and out
  • Inside the oven: racks, door glass, interior, drip pans
  • Inside the refrigerator and freezer: shelves, drawers, walls, seals — plus the top, which collects months of dust
  • Inside the microwave (top, walls, plate) and dishwasher (filter, seals)
  • Range hood, exhaust filter, and stovetop including under burners
  • Counters and backsplash, including grout lines
  • Sink polished, faucet shined, drain cleaned
  • Cabinet fronts hand-wiped, especially around handles where grease builds up
  • Floor swept and mopped, edges and corners detailed

The most-cited deduction item on move-out inspections is the inside of the oven. Baked-on grease can't be rushed — start it early.

Bathrooms (Every Single One)

  • Toilet: bowl, seat (both sides), tank, base, and behind — the spot everyone forgets
  • Shower and tub: full grout scrub, soap scum, mildew, and hard-water spots removed
  • Glass shower doors inside and out, plus the tracks
  • Vanity, sink, faucet, and mirror — streak-free
  • Inside vanity drawers and medicine cabinet wiped out
  • Exhaust fan cover vacuumed and wiped
  • Towel bars, hooks, and toilet paper holder wiped
  • Floor swept and mopped, baseboards wiped

Bedrooms

  • Closet shelves and rods wiped; closet floor vacuumed or mopped
  • All nail holes filled (spackle is best; toothpaste works in a pinch)
  • Wall scuffs spot-cleaned
  • Ceiling fan blades and light fixtures dusted
  • Window sills, blinds (each slat), and window tracks cleaned
  • Baseboards hand-wiped
  • Carpets vacuumed — professionally cleaned if your lease requires it
  • Hard floors swept and mopped
  • Outlet covers and light switch plates wiped

Living Areas, Dining Room & Hallways

  • All surfaces dusted, including shelves, mantels, and built-ins
  • Walls and door frames spot-cleaned
  • Air vents and returns dusted or vacuumed
  • Light fixtures and ceiling fans dusted
  • Window tracks, sills, and blinds
  • Baseboards hand-wiped throughout
  • Carpets vacuumed; hard floors swept and mopped

The Spots Everyone Forgets (a.k.a. the Deposit Killers)

Across hundreds of professional move-out cleans, the same missed items cost renters the most: inside the oven, the top of the refrigerator, grout lines, the toilet base and behind it, inside cabinets and drawers, light fixtures and ceiling fans, baseboards and door frames, window tracks and blinds, and burnt-out light bulbs (landlords deduct for these surprisingly often). Hit every one of these and you're ahead of most DIY move-out cleans.

Final Walkthrough Tips

  • Replace any burnt-out bulbs and the HVAC filter if your lease mentions it
  • Remove every last bag of trash — including from balconies, garages, and storage areas
  • Take date-stamped photos of every room from multiple angles, including inside appliances
  • Return all keys, fobs, garage remotes, and parking permits
  • If possible, do the walkthrough with your landlord and get a written copy on the spot
